  • Our application process is straightforward. You can complete an online application on our website. We require basic information such as proof of income, rental history, as well as a credit and background check. Once your application is submitted, we typically provide an approval decision within one week.

  • We generally look for a monthly income that’s at least three times the rent and a credit score of 650 or higher. However, we take a holistic approach to your application and will review factors like rental history and references.

  • Utilities are not included in the rent unless otherwise stated in your lease. Typically, residents are responsible for electric, water, trash, and sewer.

  • You can submit a maintenance request 24/7 through our resident portal or by calling our office during business hours. If it’s an urgent issue, just select the emergency option, and our team will be in touch right away.

  • We pride ourselves on quick response times. For non-emergency requests, we aim to respond within 24 hours. For emergency situations we will respond right away.

  • Rent can be paid easily online through our resident portal. We accept credit cards, debit cards, and electronic bank transfers. If you prefer, you can also pay by check or money order. We aim to make paying rent as convenient as possible!

  • Rent is due on the 1st of every month. We do offer a grace period until the 5th, but after that, a late fee will apply.

  • Yes, you can! Our resident portal makes it easy to set up automatic rent payments, so you never have to worry about missing a deadline. You can choose the date and payment method, and we’ll take care of the rest.
